We offer Standard, Upgraded, and Premium RV sites, each varying in size, layout, shade, and positioning within the park. Site assignments are based on availability, stay length, and fit — but we’ll always do our best to match your preferences.

Yes. We offer on-site propane fills during normal office hours for both park guests and the public.

$3.00 per gallon for Pierced Oak guests

For safety reasons, guests are not permitted to fill their own tanks — all fills are handled by staff.

We can accommodate even the largest RVs. Our smallest site comfortably fits a full-size motorhome, two vehicles, and space for outdoor seating. Share your rig length and setup, and we’ll help match you with the ideal site.

We generally do not require a minimum stay for monthly sites—guests may stay for a single month or continue long-term, as we are open year-round. Certain special offers or discounted rates may include a 3–6 month commitment, and all details are clearly communicated upfront.

Monthly rates include water, sewer, valet trash service, park membership and park-wide Wi-Fi.

Electric
Electric is billed separately at $0.13 per kWh. Electric meters are read on the first of every month and due on the 7th.

Ethernet at Pedestal

For guests who need a more reliable connection, wired Ethernet service is available at the pedestal for an additional monthly fee.

We are a pet-friendly park, and pets are part of the community here. Enjoy our spacious, fully fenced dog park complete with picnic tables and a water station. We also offer a complimentary dog-washing station and treats. Plus you’ll find everything else your furry companions may need in our camp store.

All monthly stays require a background check as part of the application process. This helps us maintain a safe, respectful environment for all guests.

We have a 10-year RV age guideline, with flexibility.

If your RV is older than 10 years, approval may still be granted based on condition, appearance, and upkeep. Photos are typically requested as part of the application.

Yes. A $300 down payment is required to secure a monthly site and will be applied toward your first month’s reservation. At check-in, a $50 electric deposit is collected and may be applied to your final electricity bill or refunded at checkout. All details are clearly outlined during the booking process, so there are no surprises.

Refund and Credit Policy

Cancellations Made More Than 30 Days Prior to Arrival
Guests will receive a 90% refund or credit toward a future stay. Refunds will be issued minus a 10% administrative fee. Credits will be valid for the calendar year from the date of cancellation and may be applied to any reservation at Pierced Oak RV Park within that calendar year.

Cancellations Made Between 15 and 30 Days Prior to Arrival
Guests will receive 50% refund or credit for a future stay. Credits will be valid for the calendar year from the date of cancellation and may be applied to any reservation at Pierced Oak RV Park within that calendar year.

Cancellations Made 14 Days or Less Prior to Arrival
All payments are non-refundable, and no refunds or credits will be issued.

No Refunds for Early Departures, Late Check-ins, or No-Shows 

After the 14th day prior to the reservation, no refunds or credits will be issued for early departures, late check-ins, or no shows regardless of the reason.

Discomforts of Nature

Refunds or credits will not be provided for cancellations or early departures due to weather, insects, or other natural occurrences beyond the control of Pierced Oak RV Park.

Credit Redemption

All issued credits must be used in the calendar year from the original cancellation date. Credits are non-transferable and may not be redeemed for cash.

Refund Processing

Refunds will be processed within 10 business days of the cancellation request being approved. Refund amount will be issued via the original method of payment.

USPS Mail Delivery

Yes, USPS mail is available by enrollment only. Mail service includes a $15/month mailbox fee and a $50 refundable mailbox key deposit. A mailbox must be issued before USPS mail can be accepted. USPS mail received for guests who are not enrolled in mail service or do not have an issued mailbox with be marked "Return to Sender - Not Authorized at This Address" and returned. Pierced Oak does not hold, forward, or store unauthorized mail.

Package Delivery (Amazon, UPS, FedEx)

Pierced Oak RV Park is happy to accept package deliveres for guests during their stay at no extra charge as a convenience. Packages must be picked up during normal office hours. Pierced Oak is not responsable for lost, stolen, delayed, or damaged packages.
